A genuine advantage of newer housing and one owners rarely realise they have.
Where a roofing system or roof section was built, repaired or replaced in compliance with the 2007 Florida Building Code or any subsequent edition, only the repaired portion has to be constructed to the code in effect. That code took effect on 1 March 2009, and much of the housing across this part of the county was built or reroofed after it.

The Dates That Work in Your Favour Here
The 2007 Florida Building Code took effect on 1 March 2009, and Senate Bill 4-D was signed on 26 May 2022, adding subsection (5) to Florida Statutes section 553.844. Between them they mean a post-2009 roof needs only the repaired portion brought to current code rather than the whole system at the 25 per cent threshold.
The flood threshold remains 50 per cent of structure market value under 44 CFR section 59.1 where a parcel sits in a mapped zone.
