The fifty per cent rule applies to structures in a Special Flood Hazard Area. Where a parcel sits outside one, a fire is a fire and the file behaves much as it would in any other city, whatever the cost of the repair.

Why Check If I Am Probably Outside?

Because mapping follows ground elevation and drainage rather than distance from the bay, and creeks and low ground run through this area. It is one free enquiry with the floodplain administrator, and being wrong about it in either direction is expensive.

Which Puts the Building Back at the Centre

With the flood question usually settled, whether the frame came through does most of the work. That decides which market the property sits in and therefore what the offers should look like.

The roof rule applies regardless of flood zone: 25 per cent of a roof area or section in any 12-month period, with the exception under Florida Statutes section 553.844 for roofs built to the 2007 code, effective 1 March 2009.
